PCIS consults on projects that provide space for the creative
and industrial sector, as well as mediates relationships
between building owners and these current and potential
tenants. We are presently accepting inquiries to work on

In the past few years, Providence has seen a rapid increase
in adaptive re-use projects throughout the Mill District
into residential condos. As much as this is good for city
revenue, the creation of jobs and especially the preservation
of our historic mills, these developments are displacing
the industrial and creative sector of Providence. These displacements
often result in artists and creative businesses leaving the
city and/or state. This loss not only jeopardizes the economic
environment, it also affects the fabric of our city, its
community and its attraction as a destination. To offset
these displacements, PCIS has positioned itself to be a resource
as 'brokers' of space and consultants in Tenant Relocation
Programs.
BROKERING OF SPACE: In this role, we serve
as a buffer between owner and tenants, negotiating the relationship,
securing long-term leases, consulting on the redevelopment
of space for creative and industrial uses, and enforcing
owner responsibilities. With a history of owner/tenant issues
in these mills, we see this as a direct benefit to our constituency,
and look to these efforts to ensure that artists and small
industrial businesses in the Providence Mill District remain
a vital part of the community.
TENANT RELOCATION: PCIS works to assist in
the implementation of Tenant Relocation Programs. While
displacement is undesirable, PCIS is committed to assisting
tenants that are facing this issue. A Tenant Relocation
Program is the responsibility of the owner of the building
in which business tenants are occupants and being asked to
leave due to pending change of use development. Programs
include financial stipends for tenants towards moving expenses,
assistance finding new space, and mediating tenant/owner
relationship and final negotiations.
PCIS sees these roles as opportunity that goes beyond addressing
the growing loss of space. We see it as one of the steps
in incubating small creative and industrial businesses. Space
is an integral part of any business. It is often the case
that an artist and small start up business cannot afford
the overhead expense of a separate workspace. We aim to make
our projects accessible and supportive for emerging artists
and small creative and industrial businesses. |
